Project: Cygnet Hospital Sherwood — Rainworth
Products: IKO Armourplan PSG Slate Grey Fleece-Backed Premium Single-Ply membrane, with Standing Seam Profiles to both Stairwell entrance roofs.
Cygnet Hospital Sherwood is a new £20 million mental health facility in Mansfield. Built to support 44 patients, it provides a safe and supportive environment for recovery. The client, Cygnet Health Care, required a high-quality roofing system to protect this critical infrastructure. With IKO Plc providing the specification for a full system waterproofing solution, including Armourplan PSG (premium reinforced) membrane, Enertherm insulation, Protecto-Board, Standing-Seam to the Stairwell roofs, and other system components.
The key complexities for this roofing project stemmed from moisture issues in the cement screed substrate and the extremely condensed timeline. The falling screed specification aimed to reduce material costs but resulted in high moisture content that prevented adhesion of the solvent-based VCL during on-site peel testing. After multiple failed peel tests and with the waterproofing install at risk, Manuka Roofing and IKO worked together to engineer an innovative solution. By fully bonding IKO’s Protecto-Board to the substrate using PU adhesive, a stable layer was created to torch the VCL on to. This innovative approach overcame the adhesion issues. With over 322 metres affected, our roofing crews coordinated to torch the VCL membranes from the bottom up, and secure weatherproofing integrity. This non-standard technique required joint planning to carefully stage materials for the inversion sequence.
The tight project timeline posed a further challenge, compounded by delays from other trades. This was overcome through dedicated coordination between project stakeholders. To meet the roofing section’s completion date, our team carried out robust planning of material logistics and labour. IKO provided additional technical supervision and IKO Field Technical Engineer, Nik Thompson, visited the site regularly to offer assistance and guidance. Combined with our team's efficiency efforts, including weekend work, the programme recovered lost time from earlier delays. Rigorous oversight by Manuka and IKO’s technical assurance ensured quality benchmarks were maintained throughout.
By pooling expertise and resources, Manuka and IKO overcame obstacles that had the potential to jeopardise waterproofing sign-off and cause schedule overrun. The project concluded on time, within budget and to the client’s satisfaction – a testament to the successful partnerships between Manuka Roofing, IKO Plc, BDP Construction and Cygnet Health Care.
