Jason Orme Renovation, Newthorpe

Project Size: 250m2

Manufacturer: SIKA Sarnafil Ltd

System: Lead Grey Single-Ply Membrane, Foil Faced 120mm PIR Insulation

"Homebuilding & Renovation Magazine Editor selects Manuka Roofing Ltd for prestige job."

We took the decision to rip out the existing structure completely – the old joists would make useful firewood if nothing else , and build up from scratch. We chose to maximise the insulation performance of the roof and go all out on reliability — after all, spending money on flat roofs is not something you want to do too often in your life if you can possibly help it. The terrible performance of the existing roof and the tangible impact it had on our young son’s shivering enjoyment of his bedroom, in addition to a fair few leaks, was all the motivation we needed.

The challenges for Manuka Roofing were to work around the actual on-site building alterations as they progressed and worked closely with the builder, synchronising works with the roof lantern and the renewal of the existing tiled roof to blend the new roof with the old. Jamie adds: “The weather was kind to us (mostly) even though the area is pretty rural and exposed. Using the mechanically fixed system meant our reliance on good weather for progress wasn’t required, which is a key benefit of the Single-Ply Membrane systems over other systems which are dependent on having good, dry weather for installation”. Installation took Jamie and his team seven days in total which included complex detailing works around upstands, rooflights and gutter runs.

Jason said: “Progress was amazingly swift as we worked towards getting the house weathertight. It’s important to get flat roofs right, particularly in our situation where there’s roughly 120m2 to go wrong!”. The Single Ply Membrane manufacturer’s marketing manager, Peter, said “It’s a great endorsement for us to have someone as influential as Jason Orme to specify our membrane for his own personal renovation project. His blog about the installation demonstrates why the Single Ply roofing membrane was the best solution for this quite complex project. It also gives credit to the quality of the Manuka Roofing installation”.

The Single Ply roofing system consists of a vapour control layer laid loosely above the 18mm OSB3 deck, 120mm foil faced PIR insulation mechanically fastened to the deck, and single ply membrane mechanically fastened to the deck above the insulation. The Single Ply membrane is PVC, and has a BBA-accredited life expectancy of over 40 years. It’s dimensionally stable, fire retardant, and believe me, I’ve tried – can’t really be ripped or ruined. Handy for us as we have an area of first floor cladding that will need light treatment every five years, so accessing the roof without fear of compromising the membrane is key. The membrane also includes a lacquer to resist air pollution.
