Lakes by Yoo, Cotswolds

Project Size: 2700m2

Manufacturer: IKO Polymeric

System: IKO Armourplan SM120

Set amongst 850 acres of woodland, meadows and lakes, the Lakes by Yoo is a 5-star, luxury development of second homes in the Cotswolds. With a Concierge Team offering a host of services including food & drink, a cutting-edge luxury spa with pool, sauna, steam room, gym & treatments, and an activities team including kid’s club, the Lakes by Yoo is the ultimate private retreat.

Each plot is individually unique, some designed with the owners in mind, whilst others have been built for use as the highest specification luxury rental retreats.

In Lakes by Yoo’s own words:

“The Lakes began as a vision shared between property developer John Hitchcox and celebrated designer Philippe Starck to create a modern retreat in the Cotswolds.

Since then, their vision has come to life as a luxury, secluded and secure estate with breath-taking lake views. This is the place for families to have an exclusive, fulfilling lifestyle.

Whether you’re looking for a waterfront or woodland space for a holiday, we have the perfect backdrop to bring together your team to connect and recalibrate or a place to call home longer term.”

Project Management:

Each plot was manufactured off site and transported directly to their allocated position on site, which created a much more efficient H&S approach to the construction of the builds, whilst also using Passivhaus technology (an advance low energy construction standard for buildings). This technology uses high performance insulation, making the build completely draught free – eliminating heat loss to create a building with very low environmental impact. Rockwool was also used internally in each build to reduce any fire hazards.

The external canopy had to be retro-fitted, meaning we had to form openings in the upstands to allow the fixing of the canopy to ensure the building was watertight during this phase of construction. Once the canopy was fitted, we were able to block off and re-seal the openings.

With this site being surrounded by both natural and manmade lakes, all materials and plant had to be used with extra precautions in mind, with the most environmentally friendly approach. Our site supervisors carried out weekly environmental checks to ensure zero pollution to the natural habitats surrounding the builds.

Our client’s needs were fully met on this project with the timeline put in place, even with slight delays due to weather/unforeseen issues with other teams on site, we worked as hard as we could to ensure we completed works within the time constraints handed to us.
